Maintaining all the records of the Owners Corporation Register, including Minutes of meetings, all correspondence, files and notices. Maintain an Owners Corporation Seal.Attend to correspondence and enquiries from solicitors and conveyancers, prospective purchasers, mortgagees, real estate agents and existing owner's corporation members.Lodgement of documents as required by the Registrar of Titles and the Australian Tax Office.Prepare all documents as required under the Act including Owners Corporation Certificates.Process any dispute matters that fall within the Owners Corporation Dispute Resolution Process.
Maintaining Owners Corporation Bank Accounts as required by legislation.Pay invoices and insurance premiums on behalf of the Owners Corporation.Prepare all creditors accounts for payment.Prepare annual financial statements of Income and Expenditure to include a yearly budget of forecasted expenditure.
Convene and attend the Annual General Meetings and Extraordinary General Meetings as required through the year including the preparation and circulation of documents to members and preparation of Agenda. Chair the meetings as required, take and distribute minutes and act upon and follow up on resolutions passed as a result of the meetings.
